Overview

   About 45 Walker Street

This handsome, late 19th-Century, 7-story loft building at 45 Walker Street was converted to residential condominiums in 2001 and has only six apartments.

The mid-block building is between Church Street and Broadway. It is a couple of blocks south of Canal Street and east of TriBeCa.

The apartments feature 14-foot-high ceilings and very large windows. The units range in size from 4,800 to 7,711 square feet.

Platt Byard Dovell is the architectural firm that designed the conversion.

The apartments have woodburning fireplaces with French limestone surrounds, American cherry wide plank floors, mahogany double-hung windows, Meile washers and dryers, maple kitchen cabinetry, slate kitchen floors, Viking refrigerators and burners, Meile dishwashers, Viking wine coolers, U-line ice makers, and water filters. Limestone master bathrooms have blue-gray Pietro Cardosa countertops in the bathrooms, Ultrabath whirlpool tubs, stall showers, bidets, and the bathrooms also have wall phones and flat-screen televisions with articulating arms.

A three-bedroom unit with four-and-a-half bathrooms and 7,711 square feet had an initial asking price of $3,900,000.

The building has a small but attractive lobby with no entrance canopy and no doorman, but video intercom security. The elevator is key-locked and the building has a recreation room and private storage areas on the lower level.
