For those fortunate enough to be in the market for a penthouse, the journey comes with challenges. These units are rare—fewer than 350 are currently for sale in Manhattan—and they command premium prices. Additionally, buyers must navigate varying states of renovation, as some penthouses have been meticulously updated while others require extensive work.

Thanks to the robust structural systems of many pre-war buildings, developers have been able to add penthouse floors without major re-engineering. A glance across the rooftops of Tribeca, SoHo, and Chelsea reveals numerous penthouse additions that have transformed the cityscape over the years.
However, for buildings within historic districts, approvals from the Landmarks Preservation Commission (LPC) are required for any structural additions or exterior alterations. The LPC typically prefers penthouses to remain invisible from the street, though exceptions are sometimes granted for architecturally significant designs.
One such proposal is set to go before the LPC tomorrow. A pair of Medieval Revival-style buildings at 120-125 Riverside Drive, designed by George Keister and built in 1899-1900, are seeking approval for a rooftop addition and the reconstruction of their historic cornices.
Once known as the Turret Apartments, these adjoining rental buildings—one nine stories, the other twelve—share a common entrance and feature bold architectural detailing. Historic photos show they were once crowned with an intricate Gothic-style metal parapet, which the development team now plans to restore. The restored parapets will also help shield the proposed two-story penthouse additions, which will be set back at least six feet from the existing façade. These new residences will boast wraparound terraces, and like many units in the building, bestow sunset views over the Hudson River.
Vail Associates is overseeing the architectural work, while GreenOak, which acquired full ownership in 2017 in a deal valuing the buildings at $190 million, remains the owner. The buildings will remain rental properties, with the new penthouse units also available for lease, according to the presentation. There are just two no-fee availabilities in the building, a two-bedroom on the first floor going for $5,450/month and a spacious three-bedroom asking $9,750/month.

In the meantime, while it may still be cold outside, savvy buyers know that now is the time to secure a home with outdoor space before the busy spring market heats up. The best penthouses often sell before the warm weather arrives, making early preparation key.
