52 Park Avenue, designed by David Kenneth Specter & Associates, is a distinguished 22-story red-brick condominium building located between 37th and 38th streets in Manhattan's Murray Hill district. Completed in 2001, this boutique building houses just 17 residences and is notable for its sophisticated architectural design that thoughtfully integrates with its historic surroundings through the use of brick, exposed architectural concrete, and carefully considered shadow patterns.
The building has an interesting development history, beginning as 10 duplex apartments developed by the Sybedon Corporation. After acquisition by Miri Holdings at auction, many units were converted to single-floor residences. It holds the distinction of being one of the last 'sliver buildings' constructed before the city banned such developments.
The property features a attended lobby with doorman service from 7am to midnight, a roof deck, and a concierge. Its prime location offers convenient access to Grand Central Terminal, the Morgan Library, and the commercial corridors of Midtown Manhattan.
Architecturally, the building is recognized for its contextual design approach, which, as architect Specter noted, doesn't literally copy its neighbors but rather establishes relationships in feeling, rhythm, and scale. The façade is distinguished by its strong parapet above the seventeenth floor and horizontal banding that relates to neighboring structures, creating a harmonious presence on Park Avenue.
