The Montrose - 308 East 38th Street: CARTER'S REVIEW


This understated, modern and elegant 22-story building at 308 East 38th Street was erected in 2000. It is a rental with 97 apartments.

Developed by the Clarett Group, this building was designed by Meltzer/Mandl Architects and has very handsome circular wall lanterns, a stainless-steel marquee, a concierge, a large and pleasant waterfall in its lobby, and an interesting, muted two-tone fa??ade with stainless-steel window reveals.

The western part of the tower is cantilevered a bit over the adjoining low-rise building and the tower has one setback.

It is in a thicket of high-rise luxury towers.

The Whitney apartment building is directly across the street and the very large Corinthian, whose mass consists of bundled cylindrical forms, is directly across the Tunnel Approach Street. The Corinthian is on the site of the former East Side bus terminal just to the north of the Queens-Midtown Tunnel.

There is considerable tunnel-generated traffic in this area, but it is also close to Tudor City, the Ford Foundation Building and the United Nations and there is excellent public transportation not too far away on 42nd Street and at Grand Central Terminal.

In 2000, plans were announced by Sheldon Solow for a major luxury apartment and office redevelopment of a large Con Edison property along the nearby East River to the south of the United Nations. That project received city approval in 2007 and has been designed by Richard Meier and Skidmore Owings & Merrill and the site has been cleared.

The attractive Murray Hill neighborhood is not too far away to the west.

The building has video security, sidewalk landscaping, laundry in each unit, a sun deck, a bicycle room, a recreation room, double-pane windows, and storage space, but no garage and no balconies.
