The Larstrand is a 20-story, 181-unit rental building at 227 West 77th Street on the northeast corner at Broadway. It was completed in 2013 and blocks many of the south views from Linden 78, a 20-story, 35-unit, mid-block building at 230 West 78th Street, which was erected the previous year.

The Larstrand was developed by Friedland Properties and Rose Associates and designed by SLCE Architects. Linden 78 was designed by Handel Associates and developed by Urban Residential LLC.

Bottom Line

This rental building is diagonally across Broadway from the great Apthorp apartment building and a few blocks south of Zabar’s, the very famous West Side food store.  It has a roof deck with an outdoor movie theater and three levels of retail in the building’s base.

Description

The building has an attractive cast-stone façade with quite thin rustication and discrete air-conditioners neatly wedged between window lintels and tops.

The building has corner windows on the former site of the Manhattan diner and incorporates several low-rise buildings on its Broadway frontage.

Amenities

The building has an attended lobby, a fitness center and a roof deck with an outdoor movie theater, a bar, barbecue pits and cabanas. The building also has a children’s playroom and a residents’ lounge.

Apartments

Kitchens have Samsung refrigerators with wi-fi, Bosch dishwashers and microwaves, Madeli sinks and quartz countertops.

Apartments have washers and dryers and there are television sets in the bathroom vanities. Bathrooms also have under-floor radiant heating.

A three-bedroom unit has a long entry foyer that leads to a 20-foot-long living room with a corner window and an 8-foot-long dining area adjacent to an enclosed kitchen.

 Another three-bedroom unit has an entry foyer that leads past a large pass-through kitchen to a 13-foot-wide dining area and a 23-foot-long living room.

A two-bedroom unit has an entry foyer that leads past an open, pass-through kitchen to an 18-foot-long, angled, living/dining area.

A one-bedroom unit has an entry foyer that leads past a pass-through kitchen to a 19-foot-long living/dining area.

A studio unit has an entry foyer that leads past a pass-through kitchen to a 15-foot-long angled living/dining area.
