Selection Methodology for Condo Conversions

The Condo Conversions index tracks prices in commercial and rental properties converted into condos in Manhattan since 2011.

CityRealty has not placed an absolute limit to the number of buildings included in this Index. The criteria for inclusion in this index are as follows:

  • The condos must be located in Manhattan, south of 96th Street on the east side and south of 125th Street west of Central Park. 
  • For newly converted properties, a minimum of three months closing history is required.
  • The building must have a total of at least 10 individual units.

CityRealty evaluates all of its indices regularly. All pricing information has been provided by the New York City Department of Finance via the Automated City Register Information System (ACRIS).

Please note that CityRealty does not rank buildings within the Index; rather, a default sort order is provided (which is price / ft2 based on the each building's past 12 months sales history).
