The Park Lane is a 35 story, 442 unit rental tower occupying the Third Avenue blockfront between East 85th and East 86th Streets in Carnegie Hill. Designed by H. I. Feldman and completed in 1967, the beige brick building has an L shaped plan, rounded corner balconies, angled side balconies, and a cylindrical rooftop water tank enclosure. It also served as the fictional home of the family in The Jeffersons.

The tower rises above a one story base and is approached from East 85th Street by a landscaped private driveway with a circular entrance marquee. Services and amenities include a 24 hour doorman, concierge, attached parking garage, garden, laundry room, bicycle room, and live-in superintendent.

Junior four plans with dining alcoves recur in the apartment mix, alongside alcove studios and larger layouts. Many apartments have generous closet space and broad living areas, while private balconies are a regular feature. Western exposures overlook the city, and the upper floors have wider city and partial river views.

The 86th Street station at Lexington Avenue, served by the 4, 5, and 6 trains, is one avenue west. Museum Mile and Central Park are farther west across Carnegie Hill. Third Avenue and East 86th Street carry substantial traffic, and a fire station is on the same block.
