One of the last surviving townhouses from an original row of four, 16 West 74th Street is a five story cooperative just off Central Park West. Built in 1891 by Cornelius W. Luyster and designed by John H. Duncan, the house reflects the architect's broader work, which included Grant's Tomb and the Soldiers' and Sailors' Memorial Arch. It was converted to a cooperative in 1984.
The 11 residences retain a range of pre war details, including high ceilings, wood burning fireplaces, exposed brick, hardwood floors, oversized windows, and original shutters. Apartments are generally one bedroom layouts, with renovated kitchens and updated baths; private outdoor space includes planting terraces and, at the top of the building, a roof deck. Basement amenities include a common laundry room and private storage units.
The penthouse occupies the level above the fifth floor, reached by a private interior stair, and pairs a junior one bedroom layout with a roof deck measuring approximately 19 by 20 feet. The building has recently restored its roof, front and rear façades, and common areas, including the lobby, hallways, and stairwell. Washer dryers, pied à terre use, and co purchases are permitted on a case by case basis; subletting is not allowed, and the building is non smoking.
Central Park is just outside the door, with Fairway, Citarella, Joe's Coffee, restaurants, and shopping along the surrounding Upper West Side blocks. The 72nd Street station, served by the A, B, and C trains, is two short blocks away.
