249 West 29th Street is a 14 story, 39 residence pre-war co-op in Chelsea, built in 1927 and converted from industrial use in 1980. Originally a fur building designed by Henry I. Oser, it has an Art Deco brick façade with masonry detailing, setbacks and upper floor cornices.
The industrial shell remains legible in the apartments: ceilings are generally about 10 to 11 feet, and oversized windows, exposed beams and broad open living areas recur in multiple lofts. Larger residences often have three or four exposures, while several upper level and full floor homes open to private terraces, including outdoor spaces shaped by the building’s setbacks. Central air and private or semiprivate laundry have been added in many renovations.
Entry is controlled by an intercom, and a full time superintendent serves the building. The co-op is pet friendly, permits up to 80 percent financing, and has allowed live/work use and pied-à-terre ownership subject to board approval.
The building is between Seventh and Eighth Avenues, at the northern edge of Chelsea near the Flower District and Manhattan West. The 1 train stops at 28th Street and Seventh Avenue, while the A, C and E trains stop at 34th Street and Eighth Avenue; the High Line’s 30th Street entrance is at Tenth Avenue.
