60 Water Street is a 17-story glass-clad rental tower that opened in 2015 in DUMBO, positioned just 85 feet from the Brooklyn Bridge. Developed by Two Trees Management Company and designed by Lesser Architecture with Ismael Leyva Architects, the building houses 232 market-rate apartments and 58 affordable units. The project faced notable opposition during its 2009 approval process from prominent figures including actors Helen Hunt and Gabriel Byrne, documentary filmmaker Ken Burns, and author David McCullough, who wrote the acclaimed book about the Brooklyn Bridge.
The L-shaped tower features a distinctive façade with angled glass mullions that create texture and reflective patterns inspired by the nearby Manhattan and Brooklyn bridges. Beyond residential units, the building incorporates significant community infrastructure including a three-level underground parking garage, 10,000 square feet of ground-floor retail space, and a 45,000-square-foot public middle school for 300 students. The building's amenities include a fitness center and a rooftop deck designed by James Corner Field Operations, the landscape architecture firm behind the High Line.
Apartments throughout the building feature floor-to-ceiling windows with panoramic views of the Brooklyn Bridge, Manhattan skyline, East River, and in some cases the Statue of Liberty and Governors Island.
