Rothko House at 313 East 6th Street is a red brick and brownstone townhouse built in 1853 with Italianate and Greek Revival elements, located within the East Village/Lower East Side Historic District. The building carries significant artistic provenance as the former home of celebrated abstract painter Mark Rothko in the 1930s, where he created his painting "Thru the Window" with the address inscribed on the back of the work. Documentary director Emile de Antonio lived here during the 1970s and 80s, and painter and filmmaker Alfred Leslie, a contemporary of Jack Kerouac's, also resided in the building. Originally constructed as a single family home, the property was converted to a multiple dwelling as early as 1902 and later housed an art studio on the ground floor with three floor through apartments above.
The building has been comprehensively rebuilt as a boutique two unit condominium following a major renovation that included over $2 million in capital improvements. The developer undertook extensive structural work including a new roof with structural steel to support a penthouse addition, basement excavation to 9 feet in height, new rear façade, and state of the art plumbing and electrical infrastructure. All floor joists were replaced or re shimmed to ensure level floors and exceptional quiet throughout. Plans were designed by James Ramsey/RAAD and received all necessary DOB and LPC approvals.
The completed upper townhouse unit spans three full floors totaling approximately 5,480 square feet. The first floor is dedicated to entertaining with oversized north and south facing windows, an expansive eat in kitchen with built in banquette, bronze fixtures, wine refrigerator, and extensive custom cabinetry, plus a flexible space that can serve as a bar, wine room, or study. The second level features two oversized bedroom suites, each nearly 20 feet wide with ensuite baths, plus a central den and washer and vented dryer. The residence is crowned by a custom built penthouse primary suite with ceilings over 10 feet tall, a full wall of floor to ceiling south facing windows opening onto a private terrace with views of downtown including the Freedom Tower, a walk in closet, and spa like bath with freestanding soaking tub and expansive walk in shower.
The 20 foot by 50 foot building sits on a 20.5 foot by 81.75 foot lot, allowing for a 30 foot deep rear yard. Each floor offers high ceilings and both northern and southern exposures. The property includes a four zone heating and cooling system, custom millwork throughout the kitchen and bathrooms, hardwood floors, artisan tiles, and sourced marble. Located on East 6th Street between First and Second Avenues, the building is positioned near Tompkins Square Park, the Brant Foundation, and numerous Michelin starred restaurants alongside neighborhood institutions like Veselka, McSorley's, Russ & Daughters, and Katz's Deli.
