90 Washington Street, also known as 90W, is a 27 story rental building in Lower Manhattan's Financial District, directly across West Street from Battery Park City. Originally constructed in 1970 as an office building designed by Fred Safran for the Sylvan Lawrence Company, it was converted to 398 residential apartments in 2003 by the Moinian Group and Cetra/Ruddy Architects. The conversion was notable as the first residential project to receive Liberty Bond financing through the New York City Housing Development Corporation. For many years prior, the building served as offices for the Bank of New York.

The building features a walnut paneled attended lobby and apartments with ceilings ranging from 9 to 13 feet and oversized windows. Common apartment finishes include maple kitchen cabinetry, granite countertops, GE stainless steel appliances, hardwood floors, and bathrooms with deco subway tile walls and hexagonal tile floors. The tower has a distinctive setback at the 13th floor along West Street.
