Description

This four-and-a-half-story residential condominium building at 107 3rd Street in the Carroll Gardens section of Brooklyn is the best new "row housing" in New York City in several decades.

The development consists of 44 apartments in 8 "sections" that alternately are faced with a wood-like finish and a red-brick masonry façade and several are topped with a projecting roof element that extends a bit over the building and its "open" configuration is a bit like a "key" that "conjures" hooking onto the next building element.

The project has an attractive mix of single- and multi-pane windows.

The very elegant and very handsome project, which is known as Third & Bond, has been designed by Jonathan Marvel of Rogers Marvel Architects for the Hudson Companies Incorporated.

Some of the apartments are duplexes with private rear yards ad some penthouse bedrooms have adjacent terraces. There are rear facing balconies, storage spaces and private entrances. The development has lush sidewalk landscaping.

The building, which is also known as 404-6 Bond Street, was completed in 2010 and is LEED-Gold and Energy Star labeled to certify that it has met stringent regulations for energy efficiency and environmental sustainability.

The structures were built with a pre-fabricated steel structural system with concrete floors, individual ducted central air-conditioning, energy recovery ventilators for tempering and filtering fresh air continuously, locally sourced brick and recycled aluminum panels for the façade, dual flush toilets, super low-flow lavatories and drought-tolerant landscaping, low VOC paints, and Forest Stewardship Council certified solid hardwood flooring.

Alan Bell and William Fowler are principals and co-founders of The Hudson Companies Incorporated and David Kramer is a principal. Mr. Bell was formerly an investment banker at Donaldson, Lufkin & Jenrette and a former vice president of the New York City Public Development Corporation and director of the City Housing Agency's "Sweat Equity" program. Mr. Fowler formerly worked for Cadillac Fairview and Eichner Properties and the Rouse Company. Mr. Kramer was formerly housing director of the Venice Community Housing Corporation in Los Angeles and the first executive director of People for Parks in Los Angeles.

Its other major properties in New York City included the Marais at 520 West 23rd Street, the Crossroads at 10 Rutgers Street, the Clinton at 520 West 48th Street, 345 West 13th Street, the NYU dormitory at 120 East 12th Street, the J Condominium at 100 Jay Street in Brooklyn, Cobble Hill Towers at Warren, Hicks & Baltic Streets, and the Knick Condominium at 318-324 Knickerbocker Avenue.
