The Modern at Gramercy Square is a 7 story new construction condominium completed in 2016 at 230 East 20th Street, between Second and Third Avenues. Developed by The Chetrit Group, Clipper Equity, and the Reed Property Group, the building contains 37 one to four bedroom residences and is the only new building within the larger Gramercy Square complex. The complex occupies 1.4 acres mid block and includes four buildings totaling 223 units, all designed by Woods Bagot. The site has a notable history as the former Cabrini Medical Center, founded in 1892 by Frances Xavier Cabrini and closed in 2008.

The Modern features a distinctive bronze colored façade with eight projected window bays over an indented ground floor and setback top floor. Residences range from 687 square foot one bedrooms to 1,127 square foot two bedrooms, with some units offering private terraces. Common features include floor to ceiling windows, rift and quartered white oak flooring throughout, and open kitchen layouts with breakfast bars. Kitchens are outfitted with Italy based Minimal cabinetry in white oak and white lacquer, polished glass countertops and backsplashes, and Sub-Zero refrigerators, Wolf microwaves, and Bosch dishwashers.

Master suites feature Bianco Dolomiti white marble bathrooms with radiant heated floors, custom Minimal vanities with dual Kohler sinks, and Lefroy Brooks fixtures. All units include in unit GE washers and dryers, central HVAC systems, and generous storage space. The building's efficient layouts emphasize clean lines and light filled interiors, distinguishing it as the most contemporary of the four Gramercy Square buildings.

Residents have access to The Gramercy Club, an 18,000 square foot amenity suite designed and operated by La Palestra with direct access from all four buildings. Amenities include a 75 foot swimming pool, state of the art gym and spa, dining room with catering kitchen, children's playroom, tween room, golf simulator, bicycle storage, and valet service. The complex features nearly half an acre of landscaped gardens designed by M. Paul Friedberg & Partners, along with 24 hour doorman service in each building and on site parking available for purchase.
