Overview of The Cherokee at 516 East 78th Street

The Cherokee is a distinctive Beaux Arts cooperative built between 1909 and 1911, designed by architect Henry Atterbury Smith. Originally known as the Shively Sanitary Tenements, the complex was developed with progressive environmental ideas intended to help cure tuberculosis patients, with assistance from Mrs. William Kissam Vanderbilt. The six story, 192 unit complex extends through the block between 77th and 78th Streets to Cherokee Place, overlooking John Jay Park and the East River. The beige brick building features a two story rusticated limestone base, terracotta decorative accents, and an impressive cornice.

The building's architecture reflects its innovative origins, with triple hung windows that allow residents to step onto narrow French balconies, Guastavino tile vaulted tunnels leading to central courtyards, and corner staircases with wrought iron seats and iron and glass canopies. Apartments commonly feature floor-to-ceiling windows, high ceilings (typically 9 to 10 feet), hardwood floors, and Juliet balconies. Many units have windowed kitchens, and washer/dryers are permitted in apartments. A notable financial advantage is that monthly maintenance includes gas and electricity.

The co-op offers a live-in superintendent, video intercom system, overnight security, bicycle storage, central storage, a landscaped courtyard, and a central laundry room that was renovated in 2014. The building has no doorman, garage, or health club. The cooperative is investor friendly and permits pets, pied-Ă -terre ownership, guarantors, co purchasing, and parents purchasing for children. Located directly across from John Jay Park with its public swimming pool and the East River Esplanade, the building sits in a quiet residential enclave of the Upper East Side with convenient access to local restaurants and shopping.

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
