The first week of January is jokingly known as "circle back week," to represent the return to business after the holidays, and that appears to have been the case for Manhattan residential real estate from January 5-11, 2026. The number of contracts signed spiked nearly 60% week over week, with the aggregate dollar amount rising nearly 40% during the same time period. One more business day in the first full week of January 2026 certainly helped, as did the larger number of uber-luxury contracts asking over $10 million.

Six of the week's ten highest-priced contracts look out on views of Central Park, and those were a hallmark of the week's top deal: Tower Residence #36 at 111 West 57th Street, which was asking $18.25 million. While good enough for the week's top sponsor contract, and several million dollars ahead of the next-highest contract, the ask represents a $3 million reduction from when the supertall started marketing. The floor-through three-bedroom looks out on open views of Central Park, and interiors feature a gracious entrance foyer, a windowed kitchen with breakfast area and a full suite of Gaggenau appliances, and a spacious primary suite with a windowed dressing room and a luxurious bath with a free-standing polished nickel bathtub.
This contract represents the last floor-through Tower Residence in 111 West 57th Street, the second-tallest residential building in New York City. The remaining public availabilities are a duplex penthouse asking $49 million and a quadruplex penthouse on the uppermost levels asking $110 million.
As an aside, 111 West 57th Street is not the only luxury condominium inching closer to sellout after last week. Two contracts each were signed at 565 Broome Soho and 108 Leonard in Tribeca. One represents a Pritzker Prize laureate's first New York City residential building, the other is a thoughtful conversion of a former office building, and both speak to the desirability of Downtown neighborhoods.
The week's second-highest contract was for Penthouse #20 at 1049 Fifth Avenue, which was constructed as the Adams Hotel in 1928 before being converted to a condominium in 1993. The $11.6 million asking price includes the floor-through penthouse with five bedrooms and four private terraces, a staff/guest studio on the third floor, and a storage unit.
If the penthouse sells for this price, public records show that the seller will take a loss, having bought it for $11.75 million in 2010. They made the transaction through a trust, but its seller at the time made no secret of his departure: Conservative commentator Rush Limbaugh publicly vowed to "get out of New York totally" in response to a temporary income tax surcharge. In addition to the separate studio and storage unit, that sale included the furniture; most recently, the listing describes the penthouse as "a rare and remarkable canvas" ideal for renovation.
Also of note, The Strathmore in Yorkville saw the most contracts signed of any new development. All nine one-bedroom to penthouse units enjoy dramatic city views through elegant bay windows by virtue of the building's towering height, and interiors feature 7" chevron flooring, kitchens outfitted with custom Italian cabinetry and Miele appliances, and primary suites with generous closet space and luxurious en suite baths, smart thermostats, and in-unit laundry.
The signings come less than three months after listings went live on Related Companies' latest rental-to-sales conversion. Residential amenities will include an attended double-height lobby, a fitness center, an indoor lap pool, a squash/sports court, and a children's playroom. Current availabilities start at $960K for one-bedrooms, $1.65 million for two-bedrooms, $2.82 million for three-bedrooms, and $4.82 million for four-bedrooms.
