Action! Construction Update for Mixed-Use Rental Across from Kaufman Studios in Astoria

In 2015, Valyrian Capital and Volmar Construction announced a new mixed-use building at 34-22 35th Street, across the street from the historic Kaufman Astoria Studios. The eight-story building will have approximately 3,000 square feet of retail on the ground floor, 65 apartments on top, and an underground parking garage. Construction on the Kutnicki Bernstein-designed building has recently topped out, and it is expected to be completed in 2018.

The apartments will be approximately 665 square feet, and select units will have balconies and private terraces. They are expected to rent for $2,400-$3,400 per month. Amenities will include a fitness center, lounge, and bike room. Another perk of the building is the star power across the street. Kaufman Astoria Studios opened in 1920 and became a home for Paramount Pictures. Today, such popular television shows as Orange is the New Black, The Affair, and Sesame Street are shot there.

This new rental is part of a building boom that has taken hold of this stretch of Astoria. It is next door to The Marx, a condominium that opened last spring and quickly sold out; The Silver Star, an 85-unit rental expected to launch this fall; and 34-11 Steinway Street, a 57-unit rental on the rise. Kaufman Astoria Studios has also begun construction on a new, 100,000-square-foot office building with two new stages at 34-11 36th Street.
