Argentinian Architect, Dieguez Fridman Draws up Dynamic Green Condo for 21-30 44th

With their Manhattan condo The Lindley nearing completion, CBSK Ironstate has jumped across the East River to Long Island City for their next sales venture. According to The Real Deal, the consortium of developers consisting of CB Developers, SK Development, and Ironstate Development has secured an $82.9 million financing package to build an 8-floor, 85-unit condo project at 21-30 44th Drive. “Deutsche Bank is providing a $61.8 million senior construction loan and Canyon Partners Real Estate is chipping in $21.1 million in preferred equity,” says TRD.

The wide, mid-block site is located steps away from LIC’s Court Square transit hub and directly west of the Decker, a 16-unit condominium where one-bedrooms start at $695K. Sources list the Argentinian firm of Dieguez Fridman as the designers with Beyer Blinder Belle as the local architects of record. Judging from Dieguez Fridman’s website, this would be their first project in the country and will be a rare bit of avant-garde infusion to LIC.

Renderings show a long building with floor-to-ceiling windows and angled vertical slats. Portions of the building will recede or protrude (some at angles), animating the long frontage and providing nested terraces for many units. The images also show the building will carry a green hue, which may be a nod to the Court Square Tower nearby. There will be much-needed ground-floor retail, a recreation room, 20 parking spaces, bike parking, and a roof deck.
