When New York shut down to contain the coronavirus pandemic, the lockdown included the majority of offices. Advances in technology allowed businesses to continue operations from anywhere in the world...including small apartments in New York City. The past few months have seen New York employees, especially those with partners and children, setting up laptops on the kitchen or coffee table, investing in noise-cancelling headphones, or taking business calls in the bedroom or bathroom for privacy.

“We have learned the hard way how to improvise” - Andres Escobar

However, those moving into Hell’s Kitchen condominium Charlie West will not have to resort to such tactics. The building has announced an exclusive home-office package that will give new buyers $10,000 from the developer and a virtual consultation with Andres Escobar, the acclaimed designer of the building’s interiors. The money will cover the consultation and may be used for new furnishings, new decor, or new equipment like a laptop, printer, or monitor. As a result, no two new home offices will be identical.

Plan of a large 1,220-sf two-bedroom available at Charlie West
Yair Tavivian, head of sales at Charlie West, noticed that before the pandemic, some young professionals would casually talk about turning a spare bedroom into a home office. Since March, though, he has seen a dramatic increase in homes with dedicated office space. And as no one knows when it will be safe to have New York offices at full capacity, Mr. Tavivian has observed, “This is a trend that is not going anywhere any time soon.”
The home office partnership has increased traffic and interest at Charlie West, yet several listings had already entered contract well before it was announced. Remaining availabilities range from a studio for $750K to a three-bedroom penthouse for $4.845 million. We take a look at apartments throughout Manhattan, Brooklyn, and Queens with flexible floor plans that allow for dedicated office space.
