Nearly four years since Nortco Development purchased the LaGree Baptist Church for $28.5 million, the site at 11 Hancock Place has hardly sat quiet. Following the demolition of the church and the purchase of additional air rights, a new residential building rapidly took shape. Construction topped out at 12 stories high in spring 2019, sales launched shortly after, and the facade is nearing completion. The cantilevered design by the prolific Issac | Stern is highlighted by alternating horizontal zinc- and rust-colored bands.
Sales got off to a brisk start in summer 2019, and remaining availabilities range from $598K for a studio to $2.2 million for a three-bedroom. A two-bedroom penthouse with several private balconies and a private cabana is also on the market for $1.8 million. An offering plan filed with the New York Attorney General’s office lists a $91 million sellout.

Industrial-style windows bring a bit of downtown history to Harlem and fill all 71 units with incredible natural light. The studios through four-bedrooms start on the third floor to make the most of Harlem views, and feature interiors by Lemay + Escobar. Italian-crafted kitchens are well outfitted with Calacatta quartz countertops and a state-of-the-art Miele appliance suite cleverly concealed behind custom millwork. Sleek baths feature classic palettes and Kohler fixtures and accessories.

Nearly half the apartments come with private terraces or balconies, and the building offers a rooftop lounge with grills and a 3,500-square-foot landscaped terrace connected to the residents' lounge. Indoor amenities include a pet spa, children’s playroom, fitness center with Peloton bikes, package room, and storage.

As attractive as the building’s amenities are, perhaps its greatest asset is its prime Harlem location. It is pleasantly situated right between Morningside Park and St. Nicholas Park, and Riverside Park is a short walk west. World-renowned cultural institutions and restaurants like the Apollo Theater, Red Rooster, Sylvia’s, and The Studio Museum in Harlem are a short walk away. Moreover, the 30,000 square feet of retail space spread across three floors of the building will be ideal for big-box retail just an elevator ride away. When leaving the neighborhood can’t be avoided, the 125th Street subway stop is only a block and change from the building.
And just like its job site, the area near Eleven Hancock has hardly sat quiet. Around the corner, a sales launch is on the horizon for 99 Morningside, a new condominium painstakingly built around a historic brownstone. To the west, listings at the towering Vandewater range from $970K to $4.55 million.
