As officials debate a sweeping rezoning for a 60-block area of East Harlem, Moshik Zemach’s Next City Real Estate is getting a jump on the development of new residential units. From a two-parcel site at 1790-1792 Third Avenue, between East 99th and 100th streets, a 13-story rental building has just topped off its structural frame and when finished later this year, will hold 95 rental apartments and retail space.
Positioned three avenues east of Mount Sinai Hospital and across Third Avenue from the renovated Cherry Hill Playground and El Barrio’s Artspace PS109, the project may be banking on an overflow of prospective renters from the Upper East Side and their rising interest in East Harlem’s humble, low-scaled blocks. The 96th Street station of the Second Avenue Subway has also opened a short walk away from the building.
The 50,000-square-foot project is being designed by IBI Group-Gruzen Samton and will be sheathed in a clean, metal-and-glass skin. Per the building permits, there will be an ambulatory facility and the enclosed commercial retail space will sprawl on the ground floors. Residential amenities will include a roof deck and bike storage, with leasing likely to begin before the year's end.
