Most likely in response to Hudson Yards, development around Penn Station/Madison Square Garden has seen incredible momentum in recent years. 2021 began with the opening of Moynihan Train Hall, a light-filled, long-awaited modernization of Penn Station in the landmarked Farley Post Office, where Facebook has signed a lease for the entire office component. The Manhattan West mixed-use development has taken shape across the street from Moynihan Train Hall, and the expansive culinary offerings are expected to open this fall. And a new hotel long planned for 255 West 34th Street has risen above ground.
Starting in 2014, Chetrit Group and Cornell Realty spent years putting together a wide development site at 251-263 West 34th Street near the corner of Eighth Avenue. In early 2016, Crain’s reported that the parties dissolved their partnership and split the parcels taking 80 feet of frontage each. Cornell is planning a four-story retail building on its half of the site and Chetrit is at the helm of the retail and hotel tower shown above for its portion at 255 West 34th Street. The most recent delays have been pandemic-related, but construction is underway now.

Plans filed by Chetrit in April of 2016 detail a 32-story tower rising more than 400 feet tall. The architect of record is Stonehill & Taylor, whose portfolio includes MOXY Times Square and the NoMad Hotel, and drawings show the tower will employ a 20-foot-long cantilever at the 8th floor that will hang over Cornell’s holdings. The cellar and first two levels will hold approximately 15,000-square-feet of retail space with 23- and 15-foot high ceilings. Winick Realty Group is handling the marketing of the space for which the renderings shown were obtained.

Above the cellar-level retail will be a first-floor bar and dining room, second-story ballrooms and function rooms, and a fitness center and accessory terrace. which will feature novel views of Madison Square Garden and the Farley Post Office Building, on the third floor. The rooms will start on the fourth floor with an average of a maximum of 14 rooms per floor, and only six rooms on the top two floors.
