A ground-up 20-story hotel quietly rising at 16-18 East 30th Street is nearing its pinnacle. Permits were first filed in 2013 where Nobutaka Ashihara was listed as the architects. Now it appears Baobab Architects has come onboard, and the Brooklyn-based firm has published a rendering of the tower on their website. The building will be sheathed in glass, have sloping upper floors and a large top-floor balcony. Filings do not indicate the number of hotel rooms but guests will have access to an outdoor patio and lounge.

The site is located between Fifth and Madison avenues in NoMad, directly across 30th Street from a forthcoming 51-story condo being developed by J.D. Carlisle and Fosun Group. The site is also adjacent to Sky House where one-bedrooms are priced from $1.375M. Additionally, one block north the Arlo NoMad Hotel recently opened and has a rooftop bar with a projecting glass-bottom floor.
