Boaz Gilad's Brookland Capital is partly to blame for the rising popularity of Brooklyn - and we're not just talking about Williamsburg. The BedStuy-based development and investment firm was recently referred to as "the most prolific builder in Brooklyn, if not in New York City" by The Real Deal. According to the firm's site, of the more than 20 new projects currently underway, 6 are located in the burgeoning (aka gentrifying) neighborhoods of Flatbush and Prospect Lefferts Gardens in Brooklyn.

As low- to middle-income residents struggle make their rent, the below condos and luxury rentals are rising - particularly around Prospect Park. And with about a 40 minute commute to the city via the nearby B and Q train lines, it's unlikely construction will ease up.
