Manhattan Penthouse Deals from $499K: As prices fall see discounted top-floor homes with private terraces

Earlier this week, a full-floor penthouse at supertall 111 West 57th Street entered contract with a listing price of $57 million. This is one of the city's priciest real estate deals since the coronavirus threw everything into chaos this spring, and is poised to be at least the eleventh most expensive penthouse sale ever in the city.

Most of the 439 designated penthouse listings currently on the market are not priced quite as high as this, but the average listing price of a Manhattan penthouse is $8,707,703, or $2,621 per square foot. Additionally, Manhattan penthouse prices have fallen 12% in 2020 but still sell 44% higher than a decade ago on a price per square foot basis. All figures come via CityRealty data, and can be viewed in detail in the charts below.

However, signaling the divide between sellers and buyers in the COVID-19 era, the average closing price of a Manhattan penthouse has plummeted 11% year-over-year to $5,995,000. In other words, there are deals to be had!
