On the third full week of September 2024, Manhattan's sales market held relatively steady week-over-week. During this week, a total of $52,235,000 across three sales was recorded at West Chelsea skyline standout One High Line. These included two long-awaited penthouse sales that led the week's sales by a comfortable margin, but came in below ask.
Chief among them was Penthouse #35A, which sold for $25,000,000, or $5 million below the $30 million asking price when it entered contract in June 2023. The half-floor home has five bedrooms, five and a half baths, and a private loggia off the corner Great Room. Crain's New York Business identified the buyer as hedge fund executive Robert Shafir.
One High Line penthouses
It was closely trailed by Penthouse #34A one floor down, which went for $24,375,000. This unit also features a half-floor, five-bedroom floor plate with a private loggia. It was asking $28 million when it entered contract in spring 2023, shortly before its upstairs neighbor. This buyer conducted the transaction through an LLC.

In addition to the loggias, both penthouses feature massive corner Great Rooms, separate chef's kitchens with butler's pantries, ultra-private primary suites with dressing rooms and well-appointed baths, and en suite baths in all secondary bedrooms. The buyers will enjoy access to the services and amenities of Faena New York in One High Line's East Tower when it opens in 2025 as well as an array of exclusive residential amenities.

One High Line's many attributes include panoramic views of the Hudson River and the Manhattan skyline through the oversized windows in the towers, which are uniquely tilted to make the most of them. But while these views do not extend to Central Park, the week's highest-priced sales outside One High Line were situated right along New York's backyard. Residence #19DEF at 200 Central Park South had the week's top co-op sale and third-highest price at $12,400,000. The sale was recorded about three months after it entered contract with a $13.5 million asking price in June 2024.
Up the street, Residence #67C at One Central Park looks directly on Central Park through floor-to-ceiling windows. It sold for $8,182,000 -- high enough for the week's fourth-highest sale, but below the $8.85 million asking price when it entered contract in July 2024. Public records show that both the buyer and seller conducted the transactions through LLCs, and that the seller has taken a loss, having bought it for $10,250,000 in May 2018.

Rounding out the top five was Residence #8/9 at 8 East 12th Street, which went for an even $8,000,000. Restaurateur Danny Meyer bought the ninth-floor unit in 1987 and embarked on an extensive renovation. In the years following his departure in 1998, it was combined with the eighth floor below and listed as a duplex for the first time in June 2024, entering contract with an $8.5 million asking price a few weeks later. The buyer conducted the sale through a trust, but they are clearly a fan of The Wizard of Oz: Parties listed in public records include 2024 Dorothy Gale Revocable Trust Dated July 31 and Trustee of The Emerald.

Condos such as these are few and far between in the Village, causing luxury buyers to pounce when they become available. A case in point may be found down the street from 8 East 12th Street at 64 University Place. Closings have commenced with a total of $12,119,623 recorded across three sales in the 28-unit boutique condominium. The sales comprise two one-bedrooms and a three-bedroom, all of which came in above their asking prices.

The buyers, all of whom conducted the transactions through LLCs, will enjoy incredible light from the building's signature arched windows, not to mention open-concept interiors, modern chef's kitchens, and spa-like primary baths with radiant heated floors.
