The stretch of Chelsea just south of Penn Station was once known as the Fur District, but there are far fewer furriers in the neighborhood than there used to be. At an average price of $2,141 per square foot, it comes in above the Chelsea average of $1,794 per square foot (figures per CityRealty data). An offering plan filed in September 2018 did not list a sellout price. Occupancy is estimated for late 2021.

Between the building’s bike room, 100 on-site parking spaces, and the 28th Street 1 train stop across the street, there is no shortage of ways to get around. However, Maverick Chelsea is well situated in a prime downtown location with easy access to Midtown and Penn Station, including the recently opened Moynihan Train Hall. Additionally, it is situated east of the High Line and the offices, shops, restaurants, and culture of Hudson Yards. For day-to-day living, a Duane Reade is across the street and a Whole Foods is down the block.

In an interview, HAP Investments CEO and Co-Founder Eran Polack told CityRealty that Maverick Chelsea is the assemblage of eight lots. A project of this size and scope was made possible by a 2011 rezoning; since then, the area has seen new life. One block east, a dual-brand Marriott hotel and Aloft hotel are taking shape on a hospitality-rich block that’s already home to Moxy Chelsea, Hotel Hayden, and a Hilton Garden Inn. In the next block, Passive House rental Flow Chelsea is now leasing from $2,250/month.
