Moinian Group plans 462-foot-tall rental and hotel tower at 7 Platt Street

Yesterday, we brought you an update on Moinian Group's forthcoming luxury rental conversion at 2 Washington Street. Positioned just north of Battery Park, the 345-unit rental is scheduled to bring hotel-style apartments and delectable amenities such as a rooftop swimming pool and a members-only Life Time health fitness club. Over on the east side of the Financial District, the Joseph Moinian-led team is planning a ground-up 38-story hotel and rental tower at 7 Platt Street (102 John Street) between Cliff and Pearl streets. The demolition team has made quick work of the five-floor, pre-existing structure at the site, which now sits as a pile of rubble.

Building permits were approved this past spring to erect the 462-foot-tall,mixed-use development. The prolific Hill West Architects are the overall project architects and a preliminary rendering on Moinian's website shows a slick, mostly-glass tower with rows of balconies at each of its uppermost corners. There will be a 172-room hotel in the first six levels and a 250-unit residential rental component from the seventh to 38th floors. There will be separate lobbies and amenities for each program.

Designed by Fogarty Finger Architects, the hotel portion will occupy the first six floors and have 172 rooms. According to Moinian, "The design pays homage to New York’s storied past through its industrious yet refined aesthetic." There will be a double-height lobby that will include a bar and lounge, multiple event and meeting spaces, fitness center, and a mezzanine lounge with accessory terrace.
Rockwell Group is the interior designer of the residential spaces. Images of the residential lobby and common spaces suggest a high-end product with double-height ceilings, sumptuous materials, and sweeping spaces to welcome residents. There will be between six and nine apartments per floor, a floor dedicated to amenities on the seventh floor and common terraces on the 33rd and 38th floors. Other features include an outdoor swimming pool, a virtual reality room, and a world-class fitness club with a rock-climbing wall.
