Years in the making, the 585,000-square-foot mixed-use project called Bronx Point will ramp up construction this year ushering in 540 permanently affordable housing units, educational/community space, acres of parkland, and a museum dedicated to hip hop come 2023 (fingers crossed). Overlooking the Harlem River waterfront on one side and the elevated Major Deegan Expressway on the other, the project is situated at one of the Bronx's premier gateways near the approach of the 145th Street Bridge that connects Mott Haven/Lower Concourse to Harlem in Manhattan. Addressed at 575 Exterior Street, the large site is a short walk to the 2, 4, and 5 trains as well as mainstays such as Bronx Terminal Market, Mill Pond Park, Yankee Stadium, and Hostos Community College.
In recent weeks, the city launched a website detailing the ins and outs of one of the borough's most ambitious new developments. The project will be constructed in two phases with the housing coming online in 2022 and The Universal Hip Hop Museum a year after. Plans for the second phase, to rise on a smaller site to the south along 149th Street, have not been disclosed.
The developers are Bronx Point Owner LLC, a partnership between Type A Projects and L+M Development Partners, who were awarded the site through an RFP process led by the New York Economic Development Corporation (NYCEDC) with the Departments of Housing Preservation and Development (HPD) and the Parks Department of NYC. S9 Architecture and Engineering, PC is leading the design and is behind the similarly massive mixed-income development One East Harlem.
While an earthmover now sits upon the cleared site, building permits filed in February 2019 remain unapproved. Images show a tower design that is sadly lackluster, forgettable, and undistinguished. However, the lower levels, that will house the museum, community facilities, and retail, do show some contemporary flair. The most exciting aspect of the design appears to be a public staircase/seating area (a la Spanish Steps in Rome) that fronts the museum and overlooks the waterfront.

Bronx Point's open spaces are being designed by Marvel Architects in collaboration with Abel Bainnson Butz and will be planted with native vegetation. Features include a public plaza, a fitness area with an assortment of exercise structures to engage the visitors in active lifestyles, lawn areas, a playground, waterfront lookouts, an extended BBQ area, gathering spaces, bike/running/walking path extensions, and publicly-accessible bathrooms.
Housing comprises the bulk of the plan. The 540 studio to three-bedroom apartments will all be reserved for low-, moderate-, and middle-income households. Catering to families, nearly half of all units will two- and three-bedrooms. Additional features include sustainable/energy-efficient components, a common fitness center, community room, bicycle room, and a central landscaped courtyard.

A mix of educational community facilities will also be provided. Tentative tenants include BronxWorks, which will use their space to provide educational programs for children, workforce development for adults, and social services for low-income families. Other organizations listed are The Billion Oyster Project, which seeks to restore one billion live oysters to New York Harbor and waterways over the next twenty years, and CityScience, a placed-based program that uses the natural and built environments of New York City as laboratories for active learning.
The Universal Hip Hop Museum will occupy 50,000 square feet on the lower floors of the project and will feature exhibits that showcase hip hop artifacts and interactive displays such as a recording studio experience, a DJ booth, a graffiti station, and a virtual reality theater. If all goes according to plans, the museum's 2023 debut would line up with the 50th anniversary of the birth of the hip hop movement.
Initiated in 2016, Bronx Point is the culmination of more than a dozen community meetings and collaborative effort with a wide range of community partners. The project aims to hire locally and have partnered with Bronx Works to provide job seekers with job-readiness skills and employment opportunities through the City’s HireNYC program.
