Just south of Brooklyn College, an ambitious mixed-use development is planned for 2251 Nostrand Avenue. The Hess gas station formerly on-site has been demolished, and A&H Acquisitions is at the helm of a new six-story, 120,000-square-foot building. Plans filed with the city call for over 31,000 square feet of retail space, over 400 square feet for a doctor’s office, and over 30,000 square feet of residential space.
Prior to these plans for a mixed-use development, an entirely commercial, three-story building was planned for the site and renderings were drawn up to reflect this. However, the recent decline of retail seems to have put the kibosh on this and inspired the developers to add apartments to the project. The latest renderings by Peter Poon Architects, the project’s designer of record, show prominent Nostrand Avenue signage and large windows for the retail section. The ground floor also boasts an entrance to an attended garage with 109 dedicated spots for retail and 19 dedicated spots for residents. Upstairs, the apartments have several windows and terraces on top of the second, fifth, and sixth floors.
In addition to the parking and terraces, residential amenities will include storage and a bike room. The new building will not have a fitness center, but a Blink Fitness outpost is one block away. Starbucks and Target are also close by. While this project will surely be attractive to Brooklyn College students, all residents will appreciate easy access to the Flatbush Avenue 2 and 5 subway station.
