The first full week of January 2025 was one uninterrupted by holidays, which allowed more sales to be recorded by default and naturally led to a week-over-week rise. The sales volume of the week also experienced a significant bump, helped along by uber-luxury sales, including one that came in at more than the next seven highest-priced sales of the week combined.
Approximately six months after its five-story penthouse sold in the most expensive sale of 2024, Aman New York Residences was home to the top sale of the week one floor below, one that sets the bar high for 2025: Residence #25A, a four-bedroom home with a private terrace, closed for $66,000,000. At over $11,000 per square foot, it eclipsed the $135 million+ penthouse in terms of price per square foot. The buyer conducted the transaction through an LLC.

The week's top Downtown sale and second-highest overall took place at The Cortland, where Residence #15AW closed for an even $11,000,000, down slightly from the $11.25 million ask when it entered contract in October 2024. The 3,004-square-foot home has four bedrooms, four and a half baths, a Juliet balcony off the Great Room, and unobstructed Hudson River views throughout.
Public records identify the buyer as Academy Award-winning screenwriter Akiva Goldsman and his wife, actress Joann Goldsman. The closing comes shortly after Mr. Goldsman offloaded his West Village apartment for $4 million; it is not known how much he paid for it or when he purchased it.

Down the street at One High Line, Residence #W22A closed for $10,240,000 in the fourth-highest price of the week. The three-bedroom, three and a half-bath home is located in the taller of the two towers in the Bjarke Ingels-designed development; this, its corner location, and the unique tilt of the building allow for spectacular Hudson River and Manhattan skyline views.

Further downtown, a total of $16,925,000 across two sales was recorded at The Four Seasons Private Residences. These include Penthouse #75B, which came in between the two West Chelsea condos at $10,825,000 for the third-highest sale of the week. Public records show that the seller, identified only through an LLC, has taken a loss on the penthouse, having bought it from the sponsor for $15,843,263 in June 2017. It was initially listed for sale for $12.9 million in April 2022, and entered contract with an asking price of $11.5 million in December 2024.
The penthouse has three bedrooms, four and a half baths, and two private terraces overlooking the Hudson River. The buyer, who conducted the transaction through a trust, will enjoy access to the Four Seasons Hotel's pool, spa, restaurant, and services, not to mention an array of exclusive residential amenities.

This allows the seller, identified through a trust, to make a small profit, having purchased it for $8.8 million in July 2011. The buyer, too, conducted the transaction through a trust.

Also of note last week, a total of $26,951,750 across five sales was recorded at 35 Hudson Yards, the taller of the mega-development's two buildings with a residential component. All the three-bedroom, three and a half-bath sponsor units came in under ask, and feature high-floor addresses, kitchens by Smallbone of Devizes, luxurious primary suites, and access to private amenities, Equinox Hotel amenities and services, and in-residence dining and preferred reservations at Electric Lemon. These sales bring the building to approximately 96% sold, and current availabilities start at $4,895,000.
