A building application was recently filed to construct an 18-floor residential building at 1639 First Avenue in Yorkville. The property, located between East 85th and 86th Street, currently holds a walk-up tenement building with a Capitol Chemists pharmacy at street level. The building is directly south of a large development parcel that Extell Development Company has assembled over the past few years. Per The New York Observer, the Gary Barnett-led firm is reportedly making way for a 200-unit, 210-foot-tall condominium tower at the site of a former Gristedes supermarket at 350 West 86th Street. The developer also owns the adjacent lots that span from 1647-1651 First Avenue which he, as the Real Deal reported, is looking to sell after stripping them of air rights.
The filed permit lists Brent M. Porter as the architects of record and William Prurdy as the owner. The mixed-use venture would rise 18 stories/ 199-feet tall from the narrow 50-foot wide lot. Inside will be 27 apartments spread across 35,476 square-feet of residential zoning area. The ground floor will hold a retail storefront and a single unit, floors 3-12 will hold two apartments per floor, and floors 13-18 will hold full floor units each.
