Permits have been officially been filed for a vertical and horizontal enlargement of the existing three-story structure at 157 Smith Street. The building is located between Bergen and Wyckoff streets in Brooklyn's Boerum Hill neighborhood.

The recently filed application calls for a 58-foot-tall development to rise five stories and contain six units. There will be 1,674 square feet of commercial space on the ground floor and 5,810 of residential space on floors two through five, which means that each unit should average 968 square feet apiece. The top two floors will be occupied by two duplexes.


The filed application indicates that the project will be a 2-story enlargement of an existing 3-floor building. A rendering published on BK Development's website shows the existing building will be completely retrofitted with a modern glass and metal facade. The sleek design may be a sore point to some especially since the neighborhood is known for its pre-war charm. The project won't won't be the only glassy structure on the block however. Right next door, construction on a glass-faced commercial building at 159 Smith Street is nearly completed.
