A new eight-story residential building is set to rise at the southeast corner of Franklin Avenue and Sterling Place in Crown Heights. The prominent three-lot site at 745–747 Franklin Avenue and 660 Sterling Place will yield a 26,000-square-foot building being developed by Ariel Shalom's LE Capital and designed by StudioSC. Building permits filed this past summer indicate the 85-foot-tall structure will include 17 residential units, likely condos, along with ground-floor retail space.
Renderings from StudiosC reveal an articulated red brick façade with rounded openings that create privacy for lines of covered loggias. The circular portholes will also accommodate planted areas. “These circular voids not only provide moments of privacy but also frame opportunities for layered greenery, weaving nature into the architectural expression,” explain the architects. Other features include more standard inset terraces, full-height picture windows, and setback penthouse floor that will presumably have a wrap-around terrace.
True to StudiosC’s reputation for creative brickwork, the design alternates between horizontal and vertical bands of elongated Roman brick. The main residential entrance along tree-lined Sterling Place will feature an arched opening, mirrored by a similar entry along bustling Franklin Avenue that will likely serve the retail space. There will be no on-site parking, likely due to the City of Yes zoning reforms that encourage more housing in transit-rich areas
The project site is just two blocks south of the Franklin Avenue–Medgar Evers College subway station, served by the 2, 3, 4, 5, and S lines. The location is close to the Brooklyn Botanic Gardens, the Brooklyn Museum, and Prospect Park. The area could be seen as the epicenter of the gentrification as many long-time New Yorkers in Crown Heights and adjacent Bedstuy are being displaced as countless row-houses are being converted/upgraded into higher end residences.
Franklin Avenue, from St. Marks Avenue to Eastern Parkway, is among the many stretches participating in the city’s Open Streets initiative. The Franklin Avenue Open Street closes the roadway to vehicles on select Saturdays during the warmer months. The final Open Streets event for Franklin Avenue is set for October 25 and will coincide with the Dean Street Halloween Parade.
