Park House Chelsea, Selldorf Architects’ second West Chelsea project, is located on the corner of Tenth Avenue and West 22nd Street by the High Line and across from Clement Clarke Moore Park. Sales got off to a respectful start, but the last two sponsor units (including a penthouse with a private roof deck) have remained stubbornly on the market in the face of flashier, more amenity-rich new buildings and mortgage rates that have risen since the spring 2021 sales launch. The sponsor has sought to sweeten the deal by offering prepaid memberships at high-end gyms in the neighborhood with purchase and, most recently, has reduced prices on the last two availabilities in the hopes of selling out the building.

The units at Park House Chelsea were among approximately 250 condos, co-ops, condops, and townhouses throughout New York that experienced price reductions from April 2-8, 2024. These also included 34 West 11th Street, the Greek Revival-style townhouse where Warner Bros. Discovery CEO David Zaslav negotiated the merger of Discovery with WarnerMedia in spring 2021. It was recently reduced by over $4 million to $20,900,000, but Mr. Zaslav still stands to make a profit, having bought it for $11.8 million in October 2016 (per Acris).

Further downtown, a penthouse at 101 Warren Street linked to “taxi king” Simon Garber, whose companies are some of the city’s largest taxi medallion owners, also saw its price reduced. In 2014, around the time Mr. Garber agreed to pay restitution and fines for overcharging cab drivers for leasing vehicles from his firm, he listed the condo for $27 million. It has been on and off the market at various prices ever since, as high as $30 million at one point, and the most recent price cut brings it down to $15,000,000 as it is marketed for sale by private auction.
