Renderings Revealed for Two New South Brooklyn Projects

A year ago, permits were filed and renderings were revealed for a large residential complex at 2442 Ocean Avenue, between Madison and Sheepshead Bay in south Brooklyn. Since then, Eran Birnbaum Architect has given the design a makeover, changing what was once a bland, monolithic 7-story, 105-unit rental into an attractive U-shaped, dual-toned structure.

The two wood-frame houses that occupied the lot were rectory buildings for St. Edmund's and were demolished late last year. But the project has yet to rise. Developer Yaacov Azrad bought the site for $10.1 million in February 2017. Azrad is also behind the nearby 3041 Ocean Avenue, a 40-unit condo that debuted in 2016.

Permits show the project will contain 79,051 square feet of residential space, meaning each unit would average 752 square feet each. There will also be 1,856-square-foot community facility on the ground floor, which the floor schedule shows will be a medical center. Some exciting amenities are called for, like a pool, fitness center, spa, outdoor recreation space, and balconies, and typical ones include storage, bike parking, 58 car parking spaces, and a laundry room. Residences begin on the second floor.
Ocean Avenue is no stranger to new developments - recently, Onyx Square (2128 Ocean Avenue) and The Tresor (2443 Ocean Avenue) launched sales. Both units from those buildings were snatched up quickly – just a handful remain.

The neighborhood is served by two train lines, the B and Q, at Avenue U and Kings Highway, but getting to Manhattan will take at least 50 minutes.
Outdoor recreation space
Further north, in Midwood, Yaacov Azrad and Erin Birnhaum have recently teamed up for a new 7-story, 14-unit building at 1406 Ocean Parkway, directly next door from the newly-built condo at 1404 Ocean Parkway. Recently filed permits call for 15,576 square feet of residential space, which comes out to 1,112 square feet per unit, indicative of condos. Those permits have yet to be approved.

Glassy renderings (below) show some impressive outdoor space – some of which belongs to the next door condo – but the floor schedule just shows parking and a recreation room on the second floor.
