In 2014, HAP Investment Developers snapped up a 5,000-square-foot site at 247-249 East 117th Street for $3.2 million. As one of the biggest believers in East Harlem’s residential market, the company now has three other multi-family developments in the works for the area, including a Karim Rashid-designed rental project at 329 Pleasant Avenue. In late 2014, construction permits were filed by Daniel Goldner Architects to build a 25,000-square-foot development at the East 117th Street lot. Goldner has designed an array of creative mid-scale apartment projects such as Greenpoint’s Pencil Factory conversion, 163 Charles Street in the West Village and Modern 23 in Chelsea.
According to HAP's page on the 117th Street project, the building will be known as HAP NINE. Goldner designs an 11-story glass tower distinguished by abstract vertical and staggered elements. The project will hold an ambulatory care facility at its ground floor, 4 rental units per floor between floors 2-6, two units per floor between 7-9, and one unit apiece on the 10th and 11th floors.
