Permits have been filed for a new residential building at 240 West 123rd Street, a narrow empty lot between Adam Clayton Powell Jr Boulevard and Frederick Douglass Boulevard in Harlem. The site is two blocks south of the Apollo Theater on 125th Street and is near a plethora of greenspace including Morningside Park, Marcus Garvey Park and St. Nicholas Park. The new building will rise six floors and have just two dwelling units spread over 5,584 square feet of space. Permits were filed by Jose Vega of Miami-based Freres, Inc. and list a Arias Architecture as the applicant of record.

The architecture firm has released several interior and exterior renderings of the project, showing bright and airy contemporary living spaces and outdoor space with views of the neighborhood. There will be floor to ceiling windows and several balconies, and the building will have a lobby with wood paneling and seating. The two units will average 2,792 square feet, spacious by New York City standards so we'll assume these will be condominiums. Current condo listings in Harlem show the median price for a studio is $489K; one-bedrooms is $705K; two-bedrooms is $1.08 million; three-bedrooms is $1.65 million.
