Back in February, we reported that Criterion Group's 80-20 rental development at 11-39 49th Avenue in Long Island City had topped off at 12 stories and now, according to recent construction photos of the site, it looks like much of the facade is completed. However, the building's distinctive quilted pattern design has yet to be seen.
Permits list Aufgang Architects as the architect of record but new renderings have been posted on Haak Architect's site. The firm is also responsible for the design of another Criterion development, the massive 711-unit rental coming to 11-12 30th Drive.
In addition to the exterior, Haak is behind all interior, roof garden, and landscape design. 11-39 49th's facade is distinguished by its two halves - upper and lower. The lower half is a tricolor brick wall -mirroring the side by side townhouses found in Brooklyn - and features spontaneously-placed private metal balconies. The upper half, meanwhile, is clad in precast concrete and "ornamented in a weaving of concrete panels, further emphasized by the panels' variation in color and in size." This weaving is not only attractive but useful; the angles avoid snow accumulation and maximize views.

Haak Architects also posted interior renderings of the anticipated development, giving us a glimpse into what we can expect residences and amenity spaces to look like. The building encompasses 131,854 square feet of residential space and will soon host 194 units, meaning each unit will average 677 square feet. Amenities include bike parking, laundry rooms on several floors, at least two roof terraces, and an indoor recreation room on the ground floor. Construction should be wrapped up early next year.
