Carroll Gardens' tight urban fabric of charming brownstones makes new development hard to come by. From an opportune lot along one of the neighborhood’s archetypal side streets, a new condominium is preparing to begin sales of its 17 family-sized residences. Addressed at 145 President Street, the ground-up condominium will rise 7 floors and will almost exclusively hold 3 and 4-bedroom apartments. The building is being developed by Avery Hall Investments whose other recent Brooklyn developments include the sold-out 465 Pacific Street and 325 Henry Street.
With SLCE serving as the executive architects, Avery’s in-house design team shaped the 50,000-square-foot project. Rows of rectangular windows are pressed into a placid gray façade fired by the kiln of Danish brickworks Petersen Tegl. Extended recesses around the windows create a subtle play of light and shadow and add depth to the exterior. The aesthetic is a nod towards the clean and timeless appeal of Scandinavian modernism, says a press release, and is intended to create a warm and textural structure appropriate for the neighborhood.

Interiors have yet to be unveiled, but based on Avery’s prior work, units promise to be airy, open and light-filled. Upper-floor apartments and a 1,500-square-foot communal rooftop terrace will present views of the harbor, Statue of Liberty and the Manhattan skyline. Other amenities will include a fitness center, communal library, virtual doorman, package room, private storage, bicycle storage and indoor parking available for purchase.
