Greenpoint’s gradual transition from a blue-collar Polish community to a work-live neighborhood catering to creative types is becoming more visible with each passing year. At 141 Green Street, between Franklin and Manhattan Avenues, a single-story warehouse has been replaced with an edgy six-story condominium with six full-floor apartments.
With construction almost complete, the first two units have now hit the market. Nearly equal in size, the listed homes are a pair of two-bedroom 1,100-square-foot spreads - one encompassing the third floor, while the other being a light-filled penthouse with 18-foot ceilings and its own private roof deck. They are priced at $1,325,000 and $1,650,000 apiece, blending to an average price per square foot of $1,294.

With a focus on maximizing light, air, and views, all apartments have high ceilings, oversized Pella windows, private outdoor space, key-in elevator access, white-oak flooring, and a spare oversized storage room. Top-of-the-line appliances by Bosch include a dishwasher and washer-dryer bundle. Kitchens sport white matte cabinetry and open shelving hand-crafted in Brooklyn. Baths are conceived to be "warm industrial chic" with brushed nickel hardware, cement floor tiles, Grigio slab wall tiles, and glass-enclosed showers with polished concrete floors. The team explains that the striking exterior, composed of white Pederson brick and large angling windows, is a nod to mid-Century Modernism. Building permits show that Murat Mutlu's International Office of Architects (INOA Architecture) are the designers. Mutlu has previously worked with Zaha Hadid and Skidmore Owings & Merrill which explains the firm's innovative designs.
According to city records, an LLC linked to the investment firm of Investmates is listed as the owner. The team purchased the 25-foot-wide lot in September 2016 for $2,362,500. INOA is working with Investmates on at least two similarly-sized projects nearby at 153 Green Street and 205 Freeman Street.
The new building is close to Greenpoint's best dining, nightlife, and shopping options with the burgeoning waterfront and landscaped esplanade just a short walk away. When leaving can’t be avoided, the Greenpoint Avenue subway and India Street/Greenpoint Terminal ferry stop are equidistant from the building.
