Back in 2012, DNAinfo reported on an out-of-control driver blasting through a construction fence and careening 40 feet into the foundation of a construction site at 1504-1508 Coney Island Avenue. Fortunately, the driver made out of the hole relatively unscathed. Now, next to emerge from the pit will be a 10-floor mixed-used project that will be one of the largest buildings in Midwood Brooklyn.
Initial building applications were filed in December, listing Baruch Singer as the developer/owner and the acclaimed SHoP Architects as the executive architects. While south Brooklyn hasn’t shown much interest in cutting-edge design, renderings of the project show a clean, modernist look with lower levels fronted by cocoa-colored screens that contrast to upper-floors clad in a glass curtain wall that flaunts the building's verticality.
YIMBY, which first reported the permit filing last month, makes it clear that this project is not in anyway close to the neighborhood of Coney Island, which is seeing its own share of neck-craning activity. Rather, 1508 Coney is on a well-trafficked commercial stretch across from a Pomegranate supermarket and a relatively short walk to the Q train’s Avenue M Station.

According to Schnackel Engineers, which is providing full M/E/P/FP design services for the project, there will be three floors of medical offices, three floors of non-profit/philanthropic offices, and two floors of co-working space. In short, a mixed-use bonanza! There will also be a food hall, an event/community center, two levels of retail and restaurant space, and two levels of fully-automated, robotic underground parking for 267 cars (I guess that explains the 40-foot-deep pit).
