Greenpoint is in the midst of a residential and commercial building boomlet that shows no sign of slowing down: Almost exactly a month after sales launched at The Calyer Greenpoint, the first listings at The Lumin, a new boutique condominium at 173-175 McGuinness Boulevard, came on the market. The flexibility of floor plans comes through with a studio for $625K, one-bedrooms from $875K, a two-bedroom for $1.475 million, and a three-bedroom for $1.7 million. Move-ins are expected to begin later this year.
Developer Artlife Development acquired the site for $4.7 million in early 2019. Owing to its location outside the Greenpoint Historic District, the eight-story building could take shape without the permission of the Landmarks Preservation Commission. However, The Lumin's design by Issac & Stern Architects nods to Greenpoint’s industrial heritage with a red brick facade and oversized warehouse-style windows.

While The Lumin has a roof deck and private courtyard, its central Greenpoint address allows for no shortage of outdoor activities with excellent proximity to McCarren Park and the Greenpoint waterfront. It is also three blocks from Manhattan Avenue dining and close to local supermarkets and services, Film Noir Cinema, and the Greenpoint branch of the Brooklyn Public Library. The Nassau Avenue G train is a short distance away, and work began on McGuinness Boulevard’s long-negotiated bike lane in early October 2023.
