While the Upper East Side has seen some dramatic, amenity-rich new towers rise over the past few years, boutique condos in the area have been few and far between. However, The Marx is a six-story building comprising a two-bedroom duplex maisonette, a three-bedroom penthouse, and four two- to three-bedroom apartments with flexible layouts in between. A three-bedroom home is listed for $2.55 million; a duplex garden maisonette is listed for $3.595 million; and the penthouse is listed for $3.725 million. Yorkville is home to lavish new construction like Beckford House and Tower, and the average price has spiked to $1,751 per square foot in recent months. The Marx is roughly in line with an average price of $1,824 per square foot.

The nearby 96th Street Q subway station allows for an easy commute, and local offerings closer to home include Carl Schurz Park, Upper East Side dining and shopping, and the childhood home of the Marx Brothers. It is also a short walk from the Marx Brothers Playground, which sits at the center of a development site where a 760-foot-high mixed-use tower has been planned. However, city officials and local preservationists disagree on whether this is a playground or a city park; if it is found to be the latter, any plans to modify it will require the approval of the State Legislature and governor.
