The High Line is known for its unique mixture of surrounding architecture, some buildings channeling the charm of old New York, while others make dramatically modern statements. Joining the latter of this group is the new Bjarke Ingels Group mixed-use development The XI (The Eleventh), currently underway alongside the elevated park. Not to be outdone by its neighbors, the building will feature a pair of travertine- and bronze-clad towers that twist and shift as they rise to their respective heights.
This morning, the team behind the project orchestrated a special reveal for the project’s promised features at the now-open XI sales gallery at 25 Little West 12th Street. In collusion with the event, London-based designer Es Devlin revealed her first site-specific art installations in the city, a series of large-scale artworks that will be made open to the public.
Situated at 76 Eleventh Avenue in between 17th and 18th Streets and occupying the full block extending towards Tenth, the buildings are rising just south of the iconic Frank Gehry-designed IAC building, the headquarters for Barry Diller’s Interactive Corporation. In total, The XI is set to a host a total of 236 condos between its two towers, the first US location of global resort brand Six Senses, a lower building with an art space, a park, and more.
Topping out at 36 floors and 26 floors respectively, the twisting proportions of the western and eastern towers are strategically designed to maximize desirable city and river views. The western building expands from its base as it rises to ultimately offer a full western façade with unobstructed lookouts towards Jersey City. Meanwhile, the eastern tower is designed to maximize east and west views at its base, but north and south vistas at its crown.

The westernmost and taller tower will ultimately top out at 400 feet and feature 149 condos with interiors designed by New York-based firm Gabellini Sheppard. Inside, natural materials will reign supreme with wide-plank oak floors, gray larch wood Bulthaup kitchen cabinetry and White Princess quartzite counters. Master baths will include eucalyptus wood vanities and walls of Taj Mahal quartzite finished with a leather texture.
Topping out at 300 feet, the eastern tower will feature the Six Senses hotel on its lower floors, and 87 condos beginning on the 11th floor with interiors designed by the Parisian firm Gilles & Boissier. Intended to extend the luxury of the hotel below, the homes will include textured materials to offset interspersed polished touches. Molteni kitchens will include smooth lacquer doors, brushed wood grain, and both white Calacatta Gold and black Grigio Carnico marble. Master baths are set to include herringbone floors featuring light Arabescato Vagli Oro marble, bordered by dark Saint Laurent marble.

At the project’s center will stand a porte-cochere and courtyard designed by Swiss landscape architect Enzo Enea.
The XI does not conclude there; underneath the elevated park, the team has commissioned a series of pavilions with restaurants and retail stores. Plus, at its eastern edge, a park designed by Field Operations and Diller Scofidio + Renfro and developed in collusion with Friends of the High Line will serve as a street-level extension of its elevated neighbor.

For residents, amenities will include a 4,000-square-foot fitness center and 75-foot-long pool, a lounge and gallery housed in the glass bridge, a wine tasting room, a social lounge with billiards tables, a teen room and children’s playroom, plus priority access to Six Senses.
According to Ziel Feldman, chairman and founder of HFZ Capital Group and developer of The XI, the idea is to create a resort environment within an urban setting. And an urban setting indeed, with the industrial charm of The High Line bolstered by the constant influx of new corporations, tech companies, and retail outposts coming to the area. In February, the tech titan Google bought the Chelsea Market, joining other industry companies including Amazon, Facebook, Salesforce, Spotify and more, which have already increased their presence in the neighborhood. Also situated in the area are Target and Under Armour's corporate offices, and the headquarters of Coach.
Sales for The XI are scheduled to kick off May 7th. 1-bedrooms will begin at $2.8 million, 2-bedrooms at $3.9 million, 3-bedrooms at $6.5 million, 4-bedrooms at $9 million, and half-floor penthouses at $25 million. The team is targeting a Q4 2019 completion date.
