Acclaimed firm ODA has been undeterred by these restrictions and objections; if anything, the designers seem to embrace them as a creative challenge. 2505 Broadway offers a classically-inspired facade around an inventive building with listings from $1.525 million. Down the street, Era's cantilever allows for unique floor plans and enough space for no more than four units per floor; current availabilities at this amenity-rich building start at $2.65 million.

Between the two is 212 West 93rd Street, which ODA founding principal and CEO Eran Chen conceived as "a vertical collection of individual homes." The novel design of the building also allows for private terraces, which are offered in 70 percent of the 20 units. One such apartment is #5B, a four-bedroom, three-bath apartment measuring 2,048 interior square feet with a 244-square-foot terrace. It is listed for $4.195 million, a small discount from its original asking price of $4.635 million. Its sizable floor plan, private outdoor space, and direct elevator access appear to have been designed to appeal to post-pandemic buyers, but the building has been in the works since 2016, when Congregation Shaare Zadek announced plans to sell its historic building to developers Landsea Homes and Leyton Properties.
