Tribeca's 30 Park Place has been crowned Downtown's tallest condominium when it opened in 2016. Towering to 937 feet, the high-end residential structure also boasts a sumptuous suite of hotel services managed by Four Seasons Hotels and Resorts, as well as an entire floor dedicated to communal amenity spaces. Not long ago, the amenity package has been revealed in full, showcasing an unparalleled scope amenities, nearly 40,000 square feet in size.
The residential slash hotel stunner, developed by Silverstein Properties and designed by Robert A. M. Stern Architects, has taken three years to come to fruition. Construction began in earnest in the fall of 2013, and topped off at 82-stories in 2015, still awaiting the installation of some external details and windows. Managing to grab the coveted spot at the corner of Church Street and Broadway, the building finally had a ribbon-cutting ceremony for its luxe hotel in September 2016 —an important detail that will let residents at 30 Park Place take advantage of the condo's hybridized amenity package.
The Four Seasons Hotel, which occupies the first 24 floors of the tower and has its own dedicated lobby entrance on Barclay Street, will extend their 5-star services for the lucky condo residents. These will include access to a residential concierge, the 24-hour doormen, bellmen, and service staff —as well as bespoke a-la-carte services like in-suite dining and catering, housekeeping, grocery and flower provisions, car service and personal, child and pet care. Residents will also be able to take advantage of the ballroom, meeting, storage and parking facilities shared with the Hotel.

This isn't to say developers haven't allotted amenity spaces dedicated solely for those who will be "permanent guests" at this hotel slash condo. For one, private residential amenities will occupy the entire 38th floor and will include a superbly outfitted fitness center with top-of-the-line equipment and a separate yoga studio. The pair of double-height loggias will provide expansive, panoramic city views, and the sunlit 75-foot swimming pool —along with access to The Spa's exclusive steam and treatment rooms— will complete the decadent amenity package.
Other communal perks will include a vaulted conservatory with a mini grand piano, a screening room, an indoor children’s playground (designed by Roto Group), and a dining room with a separate catering kitchen which allows an exclusive access to the hotel's restaurant CUT. It's worth noting that CUT NYC is Wolfgang Puck's first and only New York flagship, even though the Michelin-accredited celebrity restaurateur has many around the world.

30 Park Place already has 60% of its opulent studio to 5-bedroom apartments in contract. 36 apartments are still available at $3,549 per square-foot —slightly more than Tribeca's $2,499 median but probably worth the price, considering other condos simply cannot compare with its extravagant amenity package. There are 26 apartment also for rent, with prices starting at $8,500/month for 1-bedrooms, $12,500/month for 2-bedrooms, $16,500/month for 3-bedrooms, and $23,500/month for 4-bedrooms.
