While Long Island City would appear to be dominated by soaring new skyscrapers, the seemingly endless wave of new construction also includes a number of more intimate boutique condominiums. A number of listings have already entered contract, but a small handful of one-bedrooms remains available from $800K. At an average price of $1,588 per square foot, it comes in slightly above the median price of $1,333 per square foot for similarly sized Long Island City units (per CityRealty listings). However, residents can anticipate lower monthly expenses thanks to its eligibility for a 421a 15-year tax abatement.

Vernon47 is well situated near Gantry Plaza State Park, Hunter’s Point South Park, and MoMA PS1. Local favorites like the Michelin-starred Casa Enrique, Manducatis, SHI, American Brass on the Water, and Fifth Hammer Brewing Company are located a few blocks from the building. Public transportation options include the Vernon Boulevard-Jackson Avenue 7 train (only one stop outside of Manhattan), the 21st Street-Van Alst G train, and the Long Island City ferry terminal.
