Summer is typically seen as "rent season" in New York, and that shows in recent prices: According to a recent report from appraiser Jonathan Miller, Manhattan's median rent is at a new high for the third month in a row at $4,395/month. New York renters have long looked to the outer boroughs to save money, but that may not be the case this time. The report found that Brooklyn's median rent is the highest on record at $3,550/month, and western Queens' median rent is the second-highest ever at $3,402/month.

Moreover, fears of inflation and a financial crisis are still looming over New York renters. The report also found that luxury tenants have extended their lease terms by the longest stretch since the beginning of 2022, indicating an eagerness to lock in their rent rates lest prices rise.

Meanwhile, from May 31 - June 6, 2023, a total of 212 rental listings experienced price reductions, while 263 listings' prices went up. A selection of notable discounts may be found below.
