Manhattan Contracts: Greenwich Lane townhouse is NYC's top deal with $32M asking price

From December 4-10, 2023, the top contract recorded was a townhouse unit in the Greenwich Lane complex that was asking $32,0000,000. The five-story townhouse has the layout and atmosphere of a private home, but enjoys access to The Greenwich Lane's fitness center, pool, lounge, garden, and other amenities. According to Olshan Realty's luxury market report, the listing was quietly marketed and did not appear on any public sites. The seller bought it from the sponsor for $21,894,506.

The top apartment contract and second-highest overall was for the penthouse at 993 Fifth Avenue, an Emery Roth-design cooperative, that was asking $19,950,000. It entered contract with the same asking price in March 2023, but the buyer was rejected by the co-op board and it was relisted in June. The apartment needs a complete renovation, but the gracious proportions, private terraces, and Central Park views could scarcely be improved upon. Indeed, Central Park views were a cornerstone of last week's luxury contracts -- they can be enjoyed from four of the top ten addresses.
